Yllätys (Finnish for “surprise”) is a log cabin built in 2013 in the Palovaara area of Ylläsjärvi, next to Pallas-Yllästunturi National Park. Trails start from the door and the Ylläs slopes are two kilometres away. Final cleaning is always included.

Weekly rent (7 nights, Saturday to Saturday) is €650 standard, €850 in early winter, autumn colours and first snow, €1,190 during ski holiday weeks and €1,390 at Christmas, New Year and spring skiing. Final cleaning is included; bed linen is €27 per set.

Terms
Rental, payment and cancellation terms
Booking
The person booking must be at least 18. The booking is binding from confirmation.
Payment
A 20% deposit is due 5 days after booking and the remaining 80% no later than six weeks before arrival. If arrival is 28–49 days away, the full amount is due within a week of booking. If arrival is 27 days away or less, the full amount is due on the day of booking.
Cancellation
Cancellations must be made in writing by e-mail. The 20% deposit is non-refundable. If you cancel less than 28 days before arrival, or during the stay, no payments are refunded. In case of force majeure the owner may cancel or move the booking, and you will receive a full refund.
House rules
Maximum 6 guests. No smoking indoors and no pets (€1,000 cleaning fee). Tents, caravans and EV charging only with the owner's permission. Any damage must be reported and compensated. Disruptive behaviour ends the stay without refund.
